Flow Pros was called out for a sewer back up in unit 106. Upon arrival it was determined that the 6” Building Main Cleanout had water dumping out of it. This indicates that the buildings sewer Main is clogged. Flow Pros contacted the COA. Flow Pros quotes to cable and camera the sewer to attempt to clear the stoppage and determine the cause of clog Findings: Flow Pros identified the clog to be 35’ from the Cleanout. Flow Pros dropped the blockage and restored flow to the building. The camera inspection showed a questionable sewer repair at about 34’ from the Cleanout. The repair may be causing stoppages. No warranty on cable due to defects in pipe.

Flow Pros was called out to perform a sewer inspection on a home potentially being purchased. Flow Pros camera inspected from the Cleanout near the pool house and found a slight misalignment under the pool house which does not pose a major threat of backing up but is an issue in the sewer. To correct this issue the floor may have to be demoed. The repair cost for up to a 10’ spot repair would be $3892(does not include tile put back). The line between the Cleanout and the main houses sewer line shows no issues. The pool bath main line was camera inspected and had no issues past the misalignment. Customer originally had issues with the hot water. Hot water would go in and out when the customer was taking a shower. After doing a full diagnostic with the tankless company. Found that the tankless water heater is heavily calcified also has an issue with the control board and with one of the flow sensors. The parts are going to be however labor is not warranted. We are going to be installing a scale and line cartridge on the cold side to the water heater. The cartridge will come with a 10 year warranty from the manufacturer. Also going to be performing a full skill on the unit. Also going to be putting in a new control board and flow sensor. This price does include the diagnostic fee labor to change out all the material and to add the new cartridge and the complete descale. Tankless heater has been fully descaled. This quote is to install a main three-quarter inch Wilkins 975xlrp. This will be installed onto the existing Watermain coming from the city. This is located on the threshold of the city sidewalk and the asphalt parking lot. We will have to dig up a section of the asphalt in order to access the water. Once the water is accessed, we will construct, the new backflow valve. This will be installed to city code. A required pressure relief valve will be installed on the Watermain. After the backflow valve is installed, we will then pour a concrete pad per city code along with protection Ballard on all four corners. This job will meet city code for all painting requirements on ballards and backflow valve. Building owner will be responsible for finish work on the asphalt. Customer had a frozen angle stop underneath the kitchen faucet. This was split on the line going to the icemaker for the refrigerator. Replace both angles stop one single stop on the Doorstop on the cold side the doorstop goes to the kitchen faucet and the icemaker line. Also installed a customer supplied kitchen faucet. Everything is working as should no leaks both stops turn on and off properly. Faucet is fully functional I’ll work comes with a two-year warranty parts and labor on our parts only no other issues at this time.

Did a complete visual we inspection. Brand water through the toilet in the hallway bathroom also through the shower sprayed the shower walls could not find any dripping water. However, the stem for the shower valve is leaking, but that is leaking into the tub. I could not find dripping water coming from the shower, stem. I went over options with the customer. We will be giving a quote for a new shower valve once the contractor has removed the old tile and the bathroom. As of now there is no water dripping.

Came out to the location to due a visual leak detection. When on site I located the water dripping from the air handler onto a blue tarp above the bathroom which was then dripping on the corner of the ceiling above the bathroom's in the back of foot locker. We are not liable for any damages to drywall or other materials the water may have potentially dripped on.

Customer had a very small leak on the Watermain on the outside of the home. This is where the waterline transition from PVC to cpvc. I did cut out the bad section of pipe the leak was caused by metal threads going onto plastic threads. All of the threads have been cut out and all glued sections have now been replaced. Waterline is working properly with no leaks. This will come with a two-year warranty parts and labor. This was called out due to a leak detection company, wanting further clarification if water intrusion inside was from the small leak. The homeowner is going to monitor the area and see if it dries up overtime. However I do not think the tiny leak is the source of the water intrusion inside of the home.

Customer is looking to purchase the home and gave the customer options on performing camera inspections customer only wanted the mainline from the clean out, which led to the back master bathroom customers only concern was a tree in the backyard. The tree is not affecting any of the plumbing during the inspection note that none of the other plumbing was inspected, only the main from the cleanout to the city into the farthest point under the home, there is white sludge built up towards the back of the home, causing water to stand within the sewer line from soap, Detergent due to the laundry being back there as well there was a Drain line for the softener going into the clean out and sticking too far was able to just pull the hose back a little bit to adjust it to increase flow during the camera. Inspection process is clean out and clean out the side of the sidewalk all plumbing is PVC within the home.

Flow Pros was called out for a disposal not working. Customer had a 1/3 ho disposal. I installed a new 1/2hp disposal and tested. No leaks and disposal is running as it should. Customer is having flush issues on all of the toilets inside the restaurant. After doing a diagnostic on the plumbing system, found that the water pressure is very low. Going to the building. I did consult with Customer service. We went through a series of steps. Found that the pressure is too low in order for the toilet to operate properly. The water pressure will need to be restored. This is going to be from the building on the Watermain. Once the water pressure is restored proper function of the toilet should resume. Also replaced a basket strainer in the prep area, this was corroded and leaking due to not being installed properly. New basket strainer was installed with plumbers putty and New Zealand. That has been tested and is working properly. Also, customer has organic buildup in the bar sinks.
