The home inspection brought about the following : -Corrugated p trap needs to be replaced in master bath vanity -Corrugated P trap needs to be replaced under kitchen sink - Cold side ESO valve is leaking under kitchen sink - Shower/tub diverter is loose and can be moved freely Flow Pros quotes to remove the corrugated p trap in the master bath and install a standard tubular p trap. Note that the corrugated drain was most likely use to compensate for the odd angle of the waste arm and the tight space between the drawers. The waste arm may have to be accessed in the wall to modify it to fit appropriately. This quote is for the p trap only. Additional actions, demo and costs will be required if the master vanity drain cannot be corrected with just a P Trap. All three toilets were inspected Master Toilet- Customer reports it is hard to flush and it leaks Findings : the toilet is partially hard to flush due to the design of the toilet partially due to a warn flapper. The leak is due to a broken flush valve. At minimum this toilet needs a major rebuild but replacement is recommended Upstairs hall toilet: Customer reports hard to flush, poor flush power Findings : this is the same model toilet as the master bath toilet so the hard to flush isssue is the same as the master. Customer was having issues with the drainage. They recently had the second tank pumped before Thanksgiving after talking with the customer to get the full backstory, check the one bathroom if they seem to be having issues with it is located right next to the septic tank. Customer approves of inspecting the tank that was pumped due to only one side being exposed and it being not fully inspected. Inform customer that there would be a chance that we could not figure out the issue or find a filter in the outlet drain after digging up the tank Sewage water begin to sleep around the lid of the tank was able to remove the big half circle shape lid and locate the exit pipe there was no filter attempted to inspect the drain for the customer to verify. There was no debris stuck right inside the outlet pipe. There was not customer will have to contact the septa tank company due to their being possibly an issue with the drainfield.
Customer stated that toilet was flushing, slow and bathtub is draining slow. After doing a full investigation, found that there is a massive root system in the sewer line where the tub drains into and where the toilet flushes in the hallway. I attempted to clear out the flange remove the roots from the top of the flange all the way down to the riser approximately 8 inches however, the root system goes past to where I can reach and is completely engulfed the sewer line with roots, this sewer line will need to be jackhammer and replaced. I did make the homeowner aware of that. At this time there is no further repairs to be made. I did put the toilet back and the homeowner is going to make the rest of the repairs himself.
